Valuation of real assets blends observable market data and judgement. For property, valuers use comparable evidence, income capitalisation and discount rates; for renewable assets, modelling of future generation, PPA terms and operational degradation inform discounted cashflow approaches. Fund managers must document valuation policy: valuation basis, frequency (monthly, quarterly, annual), use of external valuers and how infrequent or illiquid transactions are treated. Transparent disclosure of these choices is essential because they affect how fractional share prices track underlying economic value.
