HM Land Registry provides the authoritative register of legal title, charges and restrictions for registered land. A token that purports to represent a fraction of a property typically relies on an intermediate structure — such as a corporate owner, a special purpose vehicle or a nominee arrangement — that holds legal title, while beneficial interests are allocated by contract or shareholding. The robustness of that mapping depends on clear documentation, properly registered charges and mechanisms that preserve investors’ beneficial rights if the legal owner becomes insolvent.

Key Land Registry entries to check include restrictions, covenants, and any registered charges or notices that might affect the free transferability of interests.
