Reading a Fractional Property Fund's Asset Schedule: What Each Line Item Tells Retail Investors

An asset schedule is a structured summary that lists every property a fund holds or plans to acquire. Typical fields include the property address and tenure (freehold or leasehold), the valuation basis (market value or discounted cash flow), gross and net rental income, lease expiry dates, rent review provisions and any tenant break options. A clear schedule will also separate standing income from one‑off receipts and identify any material lease incentives or contingent rents.

For multi‑let assets the rent roll and vacancy assumptions matter. The schedule should disclose current occupancy, headline rents, passing rent (actual received) and market rent comparable. It is important to check the dates of rent reviews and lengths of leases because these determine cashflow visibility and reversion risk. Where the fund uses third‑party valuations, the valuation standard (for example RICS Red Book) and the valuer's independence should be stated.

Operational and capital cost lines reveal maintenance and refurbishment exposure. Funds often show forecast capex and recurring operating costs at asset level; compare these to historic spending where available. If borrowing is used, the schedule should indicate which assets secure debt and any cross‑default clauses that could accelerate risk to other holdings. Also check whether service charges, insurance and management fees are charged at asset or fund level.

For retail investors in fractional digital shares, an accurate, granular asset schedule is essential to assess what they actually own. When platforms make these schedules machine‑readable and auditable, it becomes easier for everyday savers to compare holdings, stress‑test yields and understand how single asset issues could affect a tiny slice of their portfolio.
