Energy performance regulations and voluntary green certification schemes influence how buildings are operated and valued. Minimum standards for energy performance, increasing landlord obligations and growing tenant and investor preference for efficient assets mean that poor performing buildings can face higher vacancy risk, increased operating costs and lower marketability. Schemes such as BREEAM, NABERS and industry guidance from green building bodies provide frameworks for assessing and communicating building performance, although uptake and impact vary by asset class and market segment.

Retrofit programmes present a trade‑off: near‑term capital expenditure and potential disruption may reduce cash flow in the short run, while improved energy efficiency and environmental credentials can support higher rents, lower voids and reduced exposure to future regulation. For multi‑owner structures, allocation of retrofit costs and governance of capital works must be clear, as misalignment between owners and occupants can delay necessary upgrades.
