Commercial Lease Structures and What They Mean for Net Income on Investment Properties

Commercial leases in the UK come in several common forms, each allocating different responsibilities between landlord and tenant. Full repairing and insuring (FRI) leases place most of the maintenance and insurance obligations on the tenant, which can make income streams more predictable for owners but may also mask long‑term dilapidation risk if tenants have short leases. Internal repairing leases or leases with landlord responsibility expose owners to ongoing maintenance costs and can require higher capital expenditure over time.

Rent review clauses and service charge recovery are important levers for maintaining real returns. Periodic rent reviews indexed to market or inflation measures can help preserve income, but they also introduce timing risk between reviews. Service charges enable landlords to pass through communal maintenance costs in multi‑let buildings; however, the clarity of cost apportionment and recoverability provisions affects how quickly owners can recoup expenditure and therefore the net yield delivered to investors.

Lease length and covenant strength influence vacancy and credit risk. Long‑dated leases to financially strong tenants reduce reversionary and void risk; shorter leases increase exposure to lease expiry and reletting costs. For fractional investors, pool‑level exposure to different lease types alters the profile of distributable income and capital preservation. Understanding lease schedules, review mechanisms and repairing liabilities is therefore a practical step when evaluating fractional stakes in institutional‑grade commercial assets.
