Can SIPPs Hold Tokenised Property or Renewable Shares? Practical Rules for Retail Savers

SIPPs are pension wrappers regulated under UK tax rules that permit trustees to hold a wide range of investments, including company shares, fund units and certain alternative assets. HMRC treats assets held within a SIPP for tax purposes; the trustee or SIPP provider must be able to establish clear legal ownership and value the holdings for reporting and transfer purposes. Tangible moveable property has long been restricted in many pension arrangements, so most pension exposure to property and infrastructure is taken through corporate or unitised securities rather than direct real‑asset ownership.

Practically, a tokenised fractional share must be capable of being held in the SIPP trustee's name or be held through an approved nominee arrangement that the SIPP accepts. Trustees and SIPP providers will want to see robust custody arrangements, demonstrable segregation of assets, clear transfer mechanics, and reliable valuation and reporting. If a tokenised instrument cannot be registered in a way the trustee accepts, or cannot be transferred on a recognised legal basis, many SIPP schemes will decline to hold it.

Tax and compliance considerations are also operational: the SIPP must maintain audited records for HMRC, apply correct tax reliefs on contributions, and handle transfers in kind if a saver moves pensions. Platforms offering tokenised property or renewable shares therefore need to provide documentation and processes that align with trustees’ operational and compliance needs.

For retail savers considering fractional digital shares, the key practical takeaway is that pension eligibility depends less on the technology and more on whether legal title, custody, valuation and reporting are structured to meet SIPP trustees’ established rules and HMRC requirements.
