The FCA distinguishes between 'suitability' (advice) and 'appropriateness' (non‑advised services for complex products). When a firm gives advice, it must assess a client’s circumstances, objectives and risk tolerance and ensure any recommendation is suitable. For non‑advised sales of complex or non‑readily understandable instruments, firms must assess appropriateness or impose restrictions on who may access the product.

Fractional investment in property and renewable infrastructure can involve layered complexity: special purpose vehicles, lease and offtake structures, long‑dated income streams, illiquidity and technical asset risks. Firms should therefore use risk warnings, scenario analyses and clear headline metrics to help consumers understand downside scenarios, fees and liquidity constraints. Appropriateness assessments often include checking an investor’s experience in relevant asset classes and whether they understand key risks such as income volatility and long holding periods.

Regulatory expectations also touch on ongoing communication: periodic reporting, material change notifications and accessible complaints processes.
