The UK’s Money Laundering, Terrorist Financing and Transfer of Funds Regulations set the baseline for customer due diligence (CDD) across financial services and many digital-asset businesses. Platforms that enable fractional ownership of property or renewables are typically within scope when they facilitate investments, custody or transfer of interests and therefore must apply CDD proportional to the money‑laundering risk. That includes identity verification, beneficial ownership checks, ongoing monitoring and, where appropriate, enhanced due diligence for higher‑risk customers or jurisdictions. Sanctions screening and adverse media checks are separate but complementary obligations. UK sanctions lists and international regimes change frequently; platforms must screen investors at onboarding and as sanctions lists evolve. Where trading in tokenised or fractional interests allows secondary transfers, platforms will need transaction monitoring rules that flag patterns inconsistent with declared investor profiles (for example, repeated rapid transfers or transfers to high‑risk jurisdictions). Risk‑based approaches are permitted: smaller, lower‑risk projects may operate streamlined checks, while complex corporate investors require deeper verification. However, platforms also face obligations to file Suspicious Activity Reports with regulators where they detect indicators of money laundering or terrorist financing. Non‑compliance can result in fines, criminal liability or platform restrictions. For retail savers this is important practical context: enhanced checks protect the overall market but can add friction to account opening, and platforms must balance investor protection with clear communication about why checks exist. When considering fractional digital share offers, ordinary investors should expect identity and sanctions checks and transparent explanations of the process and timing.
